LKP urges minister to include leaseholders in Flood Re insurance plan

December 19, 2014 By admin

Most flat owners remain excluded from Flood Re, the government’s scheme to ensure that flood-prone properties are covered by some form of insurance. LKP has written to DEFRA Minister Dan Rogerson expressing its strong disappointment. Flood Re is a government-brokered deal with insurers that aims to ensure that those in homes at risk of flooding […]

Leasehold left out of government Flood Re insurance scheme

September 25, 2014 By admin

The government has now passed a new Water Bill, which among other issues covered its flood insurance scheme Flood Re. It appears from the outset DEFRA had worked with the Association of British Insurers (ABI) to define how this cover would work.

APPG July 11: Robust debate over retirement ground rents and event fees

By Sebastian OKelly, LKP trustee The controversial issues of ground rents and exit fees in retirement housing were discussed at this week’s meeting of the All Party Parliamentary Group on leasehold and commonhold reform. These were the main event in a meeting which also had an insider’s examination of leasehold insurance commissions, and why developers […]

You need professional property managers to deal with fire safety in high-rises, says FirstPort CEO Nigel Howell

APPG, April 26 The chief executive of FirstPort welcomed more professionalism in the residential property management sector, especially when dealing with vitally important issues such as tower blocks with defective cladding. Nigel Howell also told the APPG on April 26 how his company responded to the discovery of Grenfell cladding at Citiscape in Croydon, where […]

Ground rent scandals

Leaked Taylor Wimpey document showing doubling ground sales TODAY is “an oversight”

A leaked Taylor Wimpey document says that it is still selling flats with doubling ground rents but it is “an oversight” and “incorrect”, according to CEO Pete Redfern. Translation: This is an unaccountable blunder contradicting everything Taylor Wimpey has told MPs and press about its ground rent policy. The document, dated December 2016, clearly states […]

‘New-build ground rent scandal could spark legal battles,’ says Guardian

Lawyers have contacted the Guardian newspaper to say that buyers of new-build houses and flats with crippling ground rent clauses could take legal action. The full article can be read here  Graham Balchin, of solicitors Carter Lemon Camerons says: “It is a requirement of most lenders [see the CML Handbook section 5.14.9] that the lender […]

Guardian sticks with new-build ground rent scandal, while LKP advises Persimmon home buyers to walk away

By Sebastian O’Kelly (This article is bylined in order to declare an interest as the author is a shareholder in Persimmon and Barratt) If Taylor Wimpey, Persimmon, Bellway and other developers playing the angles of leasehold thought the row over cheating ground rents would go away, they must be disabused by now. Today The Guardian […]

Sesame Apartments: Yet another anonymous Long Harbour freeholder demanding £2.2 million over Grenfell cladding

Labour MP for Battersea Marsha De Cordova is championing the cause of leaseholders facing bills of thousands of pounds at Sesame apartments. She told the Commons yesterday: “Leaseholders are still being left in limbo about whether they will be footing the bill. “But it is not leaseholders who have failed to upgrade buildings or cut […]

Officials fail to stop LKP publishing legal opinions on flawed reform of Recognised Tenants’ Associations (RTAs)

A last minute attempt to stop LKP from publishing three legal opinions extremely critical of the government’s bungled reform to Recognised Tenants’ Associations failed last week. The government introduced a statutory instrument in October that has actually made the position of leaseholders worse. The failing was referenced in the Commons by Sir Peter Bottomley with […]
