As parliament is in recess this week, and things go temporarily quiet on the leasehold front, we thought now would be a good time to highlight some of the videos we have been circulating across our social media platforms in recent months.
It is important to acknowledge how far the political and ideological mood has changed this year. Leasehold is routinely being brought up as an issue at prime minister’s questions. It has become a genuinely cross-party concern.

Whilst reading Financial Statements for our Landlord – Flatlaunch Ltd, it is worth posting the comments made in the statement regarding what will happen after the Department for Communities & Local Government (DCLG) published the outcome of “Tackling Unfair Practises in the Leasehold Market”.
Flatlaunch Ltd and their sister company Firstport Retirement Ltd and Firstport Property Services Ltd who are companies within the Tchenguiz Family Trust.
Because of the investigation into Unfair Practices in Leasehold, landlords will possibly have to change their estimates as it is likely that this investigation would reduce the amount of Premiums received at the point of Lease Extensions.
The Governments intention to work with the Law Commission to Support Existing Leaseholders purchase a Freehold or Lease Extension to make it:-
* Easier
* Fairer
* Faster
* Cheaper
Should legislation be introduced it is likely that it would reduce the Premiums that are a material component of the valuation of the Investment Properties held by The Tchenguiz FamilyTrust and the impact of any potential legislation on their valuation.
Maybe this explains why Leasehold Exploitation has been allowed to continue?
