Fill in our survey to demonstrate the new-build ground rent scandal

December 1, 2016 //  by Sebastian O'Kelly

The first-time buyers of 24 leasehold houses in Silver Birch Close in Bolton had no idea what effect the doubling ground rent in their lease would have on the re-sale values of their property. Many used solicitors recommended by the developer, Taylor Wimpey
The first-time buyers of 24 leasehold houses in Silver Birch Close in Bolton had no idea what effect the doubling ground rent in their lease would have on the re-sale values of their property. Many used solicitors recommended by the developer, Taylor Wimpey

All leasehold owners affected by onerous lease terms and ground rents are invited to fill in the following survey.

The information will be used to demonstrate to civil servants and politicians the scale of the problems facing leasehold home owners, whether of flats or houses.

It is extremely important that decision makers are presented with accurate data on the scale of this problem.

Names and identifying data will not be made public.

Sharply increased ground rents are now a feature of many new-build properties.

This makes the freeholds extremely attractive to institutional investors, some of which are owned offshore.

There is now awareness among ministers, politicians and civil servants that the revenue streams embedded in leasehold are a serious concern.

On December 14 the All Party Parliamentary Group on leasehold reform will invite CEOs of all the plc housebuilders to discuss their policies regarding leasehold.

There is something not clear in survey. The question asks if the lease has any other revenue and lists items of revenue. One of those items listed is service charge.
There is no lease without service charge. The question really is who manages the service charge. I suspect anyone answering survey in current form will tick the service charge box as every lease has service charge, and hence the responses on this point will be. meaningless.

‘Interested’ Please try again to put your case as to why you find the survey “Unclear”? It is as unflawed as a D grade diamond. What is it that you cannot or refuse to understand about the survey? Extraordinary. Are you in the Managing Agent business?.

Apologies for misspelling. I wish I could blame it on Idiocy but am dyslexic.

I am confused regarding your comment ” there is no lease without service charge”????

My lease does not include a service charge. The lease does not provide me with an services on the estate. It appears to be purely what was previously referred to as “peppercorn rent”.

The survey to me is crystal clear.

Dear Interested, you kick started this conversation. You have received comments disagreeing with your post and detailing reasons.. Why will you not reply and tell us in detail why you think the survey ” meaningless “. Are you a managing agent with a boss who buys up ground rents? I think we should be told……..
