Guardian (again today) on freeholders’ endless fees

Victory! New-build leaseholds banned … but what of those already trapped?

Many leasehold homeowners face being charged hundreds of pounds just to obtain permission to switch to a new mortgage, Guardian Money can reveal. And some must even hand over a fee to the freehold owner if they want a pet.

    As a property lawyer, I have had dealings with E&J, and whilst not the worst, they are all about money, and exploitation of the rules. My heart sinks a bit, when I see them on the freehold title.
    A great deal of leasehold deeds and covenants are quite pointless, and essentially a useful means to collect monies at various points.
    Life is too short to allow spivs to cash in on this neglected area of the law.
    Ground rents should be zero, and it cannot come soon enough. This should especially be the case where leases are 999 yrs.

      Who would you say are the “Worst”. I can think of one outfit that needs serious investigation EG Fraud squad and the cops! Unscrupulous and venal beyond parody. Thing is they are rather uneducated and stoopid so they do not cover their doings sufficiently…… I believe their glory days are numbered at least I hope they are.

    I have just been looking at the E&J Estates website and the forms that Leaseholders have to complete to make any alterations or improvements to the houses they occupy. The questions on the Forms look impressive and make one think that E&J are really interested in the future condition of the property and the welfare of its residents.. Or could it be just a ruse to extract as much income as possible..
    One would think that when a leaseholder makes improvements to a property it would benefit the Freeholder, so why does a fee have to be paid.
    What would happen if a leaseholder completely neglected a property and allowed it to go to ruin. Does a Freeholder have any comeback there, can he force the leaseholder to carry out maintenance, does he still make charges to allow this to happen.
    The whole system needs to change.

      Yes, Leasehold needs to be abolished and commonhold adopted. The bottom feeders and their acolytes who feed off Leaseholders can then go and stack shelves in a supermarket, which is far nobler than hustling and shafting leaseholders- . Simples!! Change is coming- HALLELUJAH. ????
